Booking Conditions

1. Booking Contracts are effected at the prices listed in the attached price list. During peak periods bookings are for a minimum of one week and normally run from Saturday to Saturday but we will accomodate alternate start days wherever possible.  Off peak, bookings for shorter periods are available.

2. A deposit of 25% of the total letting price is payable at the time of booking and the balance is due no later than 30 days prior to the beginning of the letting period.

3. For bookings made less than 60 days prior to the beginning of the letting period, 50% of the total letting price will be due.

4. The booking contract comes into effect when we are in receipt of the completed Booking Form

5. Clients should aim to arrive on day 1 after 4.00pm and before 10pm wherever possible.

6. On arrival the client must pay a cautionary deposit of 150 euros to the owners against any damages incurred. A cheque, provided a cheque guarantee card accompanies it, is acceptable. Failure to pay this deposit can result in the client being refused entrance to the house.

7. Only those persons stipulated in the Booking Form may stay at the house and the total number of such persons must not exceed the number stated in the house description. Please note this includes children. Should the owner find more persons than those stated, it is totally up to his discretion to ask the clients to vacate the house or pay an additional charge of £50.00 per day.

8. The client signing the contract is responsible for the correct and decent behavior of his party. Should the client and his party behave in a manner that is not acceptable by civilized standards, the owners may ask the client and his party to vacate the house.

9. Casa Julian will consider the Booking Contract null and void for violations according to clauses 6, 7, and 8 No reimbursement will be paid.

10.  Clients must vacate the apartment between by 10.00 am. on the date of departure without exceptions.  The owners are happy to store suitcases after that time if required but will not accept responsibility for any loss or damage.

11. The cautionary deposit will be returned in full to the client at the end of the holiday period less any deductions for damages caused to the house, its garden area, the internal and external furnishing (fair wear and tear excepted), and any extra expenses incurred during the holiday period and still outstanding at the date of departure.

12.  Cancellation charges will be levied as follows: 10% of total price if cancellation is made 90 days or more prior to the beginning of the letting period; 50% of total price if cancellation is made between 90 and 60 days prior to the beginning of the letting period; full amount if cancellation is made less than 60 days prior to the beginning of the letting period unless Casa Julian can secure an alternative booking in which case, Casa Julian will refund the total amount less 10%. The Booking Fee will not be refunded and cancellations must be made in writing and will be calculated from the date of receipt by Casa Julian.

13.  If as result of events outside of the owner’s control, the apartment booked should no longer be available, Casa Julian will immediately notify the client and either reimburse the client the entire amount less the Booking Fee, or, if so instructed, book the client into an alternative accomodation. If the price of the alternative apartment is less than that originally paid, the client will be reimbursed the difference. If the price is more than that originally paid, Casa Julian will contact the client to seek confirmation before booking.  Thereafter  the client must pay the difference in accordance with clauses 2 and 3 above

14. A comments book is available in the lobby outside the apartment. All complaints made to the owners will be addressed within 24 hours.  Complaints lodged at the end of the holiday period will not be taken into consideration. Clients who abandon the house without authorization lose all rights to any eventual refund or rebate.

15. In the event of any dispute concerning the terms, conditions, execution and application of this contract Italian law will apply. On signing the Booking Form the client totally and unconditionally accepts these Booking Conditions.
